My property income distribution shows Gross income exceeded by Property expenses

My property income distribution shows Gross income exceeded by Property expenses, so does that mean I have nothing to declare, and can this create a schedule A loss that I can set against other scedule A residential and commercial rental income profits in the same year.

What do you mean by "Property Income Distribution"?

Where /from what legal entity does this arise?

Sideways relief for rental losses is very dependent upon source (partnerships etc) but given you say PID (which tends to be a REIT word combination) I, for one, am not clear what you mean.

Its a Property income Fund dividend by Threadneedle Strategic Property Fund Trust and the voucher shows gross income of £xxx and Property Expenses of £x,xxx. The notes to the voucher simply states "The voucher sets out the net property income which is taxable in the UK. This net figure is arrived at by deducting from the gross property income the allowable property expenses."
