I have been approached by a director (non UK resident) of an offshore company that owns two residential properties in the UK.

I need guidance on how to apply for a tax reference for this company.

Also am I correct in understanding that Form SA700 is the relevant form to use for returning the income to HMRC and the procedure is exactly the same as a normal self assessment,  with payments on account also to be made if applicable?

Non Resident Landlord

You need to complete form NRL2 (presumably the letting agent is stopping tax at basic rate) and form 64-8 and send it to the centre for non residents tax office. You are correct the company will have to fill out a form sa700(paper version, you cant do it online yet). The filing deadlines are the same as for self assesment.

But how do you apply for a Tax Number?

 How do you apply for a UTR for the company? 

I cannot find guidance regarding this on HMRC website. Please help

UTR

Once the NRL2 is processed along with the 64-8 HMRC will send you out the UTR. Also they should write a letter which you can give to the letting agent that tells them to stop witholding tax at basic rate going forward. Any tax previously deducted will then be offset against the company's tax liability and if any overpayment is due this should be claimed via the tax return.
