My corporate client has investments in property syndicates - effectively partnerships which have purchased investment properties.

The syndicates' own accounts (prepared purely for tax purposes) show a capital account for each investor with a cumulative total of the initial investment plus surpluses earnt less cash paid out.

Should these investments be accounted for as investment properties, equity investments or just as a loan?
