Ltd co or sole trader to develop land

A client wishes to develop a small parcel of land, he has enough cash to develop without bank lending. Would you recommend doing this through a limited company or as a partnership with his wife.

Points : has he bought the land yet,planning permission situation, who will be doing the development, vat situation likely profit to name just a few considerations

Simple answer subject to the above Client Holds land in his own and wifes name and a ltd company carries out the development.
