I have a business which involves delivering items around the country.
I also have a house, in addition to my home, which was previously let out (05/06) but had a terrible time with a tenant who ransacked the place and paid very little.
About this time last year, I was looking for some premises to run my business from - store equipment, do paperwork, etc.. In the end, due to my experiences with letting my house out, I decided to use the house for my business.
Can I claim the cost of this against my self employed income?
On the land and property pages, I have a large loss (due ot my bad experience). However, my house is no longer being let out.
If I had rented a place to run my business from, I would have incurred 'rent' and 'rates' as an allowable cost.
Most of the house is being used 'wholly, exclusively and necessarily' for the running of my business.
Therefore, it seems logical to me to be able to claim the costs associated with running the house (insurance, maintenance, mortgage interest).
What does anyone else think?

Thanks for that - just to clarify, I'm not actually living in the house that I'm working from, but the intimation is that I can claim a substantial amount of the running costs. I guess these would come under box 3.52, premises costs, on the tax return.
I must admit, I was worried that the house had previously been let and that would be relevant, but it seems not.
