Client and wife are about to divorce. As part of the settlement, wife will live in matrimonial home (jointly owned) until youngest daughter is 18 when property will be sold. Client wishes to buy home for himself to live in. Is the following thinking too simplistic?:

Client transfers his 50% share to wife
Wife makes PPR election
Client buys new PPR for himself
Wife sells property but only gets PPR on her 50% share

Can anyone advise on a more tax efficient structure? e.g. could client somehow transfer his 50% PPR to his soon-to-be ex-wife before he purchases a new property so that they both enjoy full PPR? - cant believe this is possible but havent looked at this for a long time!
