PPR Husband and Wife

PPR Husband and Wife

Didn't find your answer?

A husband and wife bought a rental property.
After they decided to live apart, the husband moved into the rental home.
The wife has never lived in the rental property.

They are now going to sell the property and will soon be divorced.

Can someone please confirm that the husband will receive PPR and the wife will not receive PPR?

In what circumstances are husband and wife allowed separate PPR?

Thanks in advance,

Jack

More info needed
Do the couple already have a main residence since a married couple can only have one main residence between them. We also need a few dates.

Generally
for the year of separation there can only be one PPR for the two of them and no gain/loss applies to transfers.

So depending on the exact dates / circumstances it might be possible to transfer the flat to husband under no gain / loss. His living in it after 5 April following separation should gain him some PPR & PPR letting relief.

BUT there remain a lot of unknowns and the fact that they are considering selling the flat already could easily remove the possibility of his claiming PPR relief altogether.
