I need to value a quarter share in a property for Probate purposes.
It is a share of a residential property
which has a market value of £350,000.

There are two complications; firstly there is a sitting tenant for a further two year period and secondly, the remaining three quarter share is owned by a trust who control when or indeed if the property is ever sold.

No estate agent is, quite understandably, willing to market the "investment" as there is no control. Valuers are loathe to commit themselves - fearing a lengthy debate with the Valuations Office.

Has anyone encountered a similar problem? Perhaps more importantly has anyone resolved such a problem?
