If anyone can point me to agreed rates for board/lodgings adjustments for guest houses would be grateful - I haven't been able to track down on HMRC or ICAS websites.

My recllection is that most of these type agreements were swept aside in the years following the introduction of SA.

I've had loads of B&B's and guest houses due to being in a seaside location.
It does seem that these days, it's just a matter of making "reasonable" adjustments and making full use of the white space to declare what we've done and how we've done it.
Very unsatisfactory due to wide fluctuations between accountants for very similar scenarios.
Lucky, though, that tax inspectors seem to show remarkably little interest in B&Bs and guest houses at the moment!
One aspect in particular is council tax. The average B&B will also have business rates to pay. The question of whether a proportion of council tax is also allowable has caused me some sleepless nights (not really but you know what I mean). Some accountants only add back a small proportion of the council tax, i.e. 10% if there is 10% private occupation thereby allowing 90%, whilst others allow nothing at all on the grounds of it being a personal tax!
Never found any conclusive advice or guidance about how to deal with B&Bs unfortunately.
