Hello!

I run a small buy-to-let limited company with business model of purchasing garages and letting them out. My accounts are very straightforward, my expenses are mostly car mileage and cell phone and my income is purely rent. I am trying to file CT600.pdf online to HMRC only to find out that I can't do that. In "Type of company" question I'm choosing "7 - Property Management company" as it's defined as "one where the nature of the operations or functions of the company is to make a profit from the letting, sub-let or purchase of properties often in poor condition for renovation and resale." Apart from resale part, I'm doing exactly that. However on the next page of CT600 I'm given a warning "You have stated that the company is a Property Management company. Commercial Property Management companies run for profit are not able to use this service."

What is so special about Property Management Companies that I cannot file my straightforward return online? Do I really have to use commercial software to do that? Am I really that scary Property Management Company or I can safely use "UK trading or professional services company" option instead?

CT600 Property Management Co

I have the  same   problem - I can not file on linbe using HMRC template.  A Small company leases a building from  landlord and sub lets units on a monthly basis.  Income is rent and  expenditure is rent going out plus a small amount bank charges and insurance and thats it.  Do I really have to buy software to file 11 entries!!!
