Normal trading company or property management company for CT600?

I am preparing a CT600 for a company which manages and sub-lets a leased property for profit.  I am unsure whether to call it a trading company and select 0 on the 'Type of Company' page or select 7 - Property Management company.

When I select 7 I am told:

You have stated that the company is a Property Management company. Commercial Property
Management companies run for profit are not able to use this service.
If the company is a non-commercial Property Management company please click the 'Next'
button to proceed.

As this company is run for profit (though is set up as a company limited by guarantee), I'm not sure what to do, esp if I can't use the HMRC service.  Any advice would be appreciated.

property letting company

Sounds like a property letting company not property management company.

All its income would be "income from land and buildings".
