I have a client who is letting out a property which was a shop with a flat above it. It was vacant for a couple of years. It has now been converted to a chip shop (flat remains) and is currently being let out.

Client has spent a considerable amount of money on plans and planning fees, electrical connection to get the shop passed for change of use.

He has also at considerable expense purchased items such as fryers/fridges/stainless steel tables/gas hot plate microwave.  The actual fryer alone cost 12k. 

I usually deal with residential property rather than commercial so this is all new to me. Am I correct in thinking the BPRA (we are in Disadvantaged area) would cover the plans, planning and electrical work and he could just claim 100% FYA on the rest as equipment as a commercial landlord.

It seems strange to me that he would provide the fridges/fryers etc when there is no guarantee that he will let the building.  Is this normal?
