I have been letting the spare room in my home for the past few years using the rent-a-room scheme. My last lodger recently moved out and I am now going to move out myself to let the entire property from the 1st Nov.

My question is can I still claim the rent (£2100) I received this year tax free under the rent-a-room scheme. And from 1st Nov treat it like a rental business, paying tax and claiming expenses from 1st Nov?

Rent-a-Room

See HMRC Helpsheet 223 which states the limit is not reduced if you move home. If you rented a room out in your new home then both rents would be subject to the overall limit. The subsequent renting out of the whole property doesn't seem to affect the Rent-a-room relief.

Thanks for your answer. That is how I understood it.

So in summary one can claim rent-a-room relief and subsequently let the whole property (claiming expenses on rental income) within the same tax year.
