I have just had one of my good clients come in and ask me to complete the accounts for one of their rental properties. They are due in the end of this month May 2014 year end. They are a  company limited by guarantee. Their 2013 Accounts were filed as nil accounts but they have had accounts completed Jan to Dec. I am wondering why the managing agent would have had the accounts completed to an incorrect date? Am i correct in thinking i will have to submit to Companies house a separate set of accounts for the June to May 2014 year end. Sorry if this is confusing.

Two different things

The managing agent will have prepared a Service Charge Account for the calendar year to send out to the tenants, setting out the expenses incurred and how much they have to pay towards them. These do not have to be filed anywhere.

Your company accounts need to be made up to the normal date of May 2014 and filed with Companies House.
