Client is acquiring two houses next door to each other from his adult brother. The deal stands up as two seperate transactions if required, ie there is no obligation to buy both and can be seperate contracts. Solicitor is insisting these are connected and therefore stamp duty land tax must be based on aggregate of both deals. Why can they not be classed as two independent transactions which would save significant amount of duty. Could leave them apart for a few weeks if required and there would be no conditions in first contract for second deal to be a condition, which indeed it isn't
