If an overseas company that gets VAT charged for services relating to UK land that they own in the UK, can they reclaim VAT back from HM Revenue & Customs

Not if they are not registered for VAT in the UK which is unlikely

I may have misunderstood.  If they are purely owners of the land rather than having an established business there would that still count?  If so I misunderstood completely and apologies!
