VAT back on office refurbishment

VAT back on office refurbishment

We work from a residentail property and we are about to convert a disused cellar to a purpose built office with a new block paved courtyard for parking etc and an elctric sliding gate. The cellar has been used for staorage only up to now. Does the fact it is within the boundry of a residential property preclude us from claiming the input VAT back. We account for VAT under FRS. The cellar used to be occupied
by domestic servants about 100 years ago. We have obtained planning permission on the basis that it will have mixed use as we may well use it fro domestic purposes from time to time. The value of the contract works is about £35,000. If we cant claim all of it can we ask the builder to charge VAT at teh reduced rate.
