VAT on diy self build

VAT on diy self build

Didn't find your answer?

Is VAT reclaimed on a diy self build safe once it has been claimed?

ie. is there any circumstance where it is clawed back and payable back to customs?

Do you have something in mind?
Providing you have a legitimate right to reclaim the input tax, I can't see a problem.

Some circumstances might stop you having a right to make the claim, e.g.:
- The goods or services were not made in connection with the self build
- You don't have a valid tax invoice
- The supply was from a trader who is not registered and should not have charged VAT

I suppose that if you tried to apply the self build scheme to a commercial property you'd have a problem.

Future sale?
There is nothing suspicious. I am just a little scared of vat on land & building and know it can be a bit complicated and illogical!

I was just wondering if there could ever be a problem caused by subsequently selling the house?
