A non resident (Antipodean) has just sold a UK property. As he lives outside the EU does he have to pay VAT on Estate Agent and Conveyancing charges on the sale?

Are you sure you're competent enough to be acting for this client if you don't know the answer to what is a very simple and basic question?

I am only joking. I have seen this rude remark on other threads and I thought I should spring it on someone and unfortunately that person happens to be you.

Turning to your question, your non resident (Antipodean) client has to pay VAT on Estate Agent and conveyancing charges on the sale. This is because the place of supply for services related to land and property is always where the land or property itself is located which, in this case, is the UK. Services include professional services of estate agents, architects, surveyors, etc
