1982 Land Valuation

I act for a local angling club and have had no luck at all trying to find a 1982 valuation for land and lakes they have sold. The only information I can find is related to farming land wheras this was approx. 15ha with 12ha of that being a lake, the rest of the land had no structures and was just basic car parking. I have tried HMRC who steer me to the CG34, the valuation office was no help at all. Apart from contacting a specialist valuer I'm out of idea's, anyone point me in the right direction or am I just at the mercy of HMRC's valuation.

Instruct a red book valuation by a qualified surveyor, or go with £nil if the cost of the valuation is likely to outweigh the tax saving.

Agreed. It will then be up to the surveyor to argue his corner with the District Valuer.
His valuation fee would normally cover any subsequent negotiations.
The specialist nature of the land means you are unlikely to escape questioning.
