Hello, can anyone share experience of recent processing times for CGT property account paper forms? thanks in advance

I think you need to expect at least three months, from my experience. This is the 2023 version of HMRC, you're dealing with. Sir Harra still exists but no-one has seen him, for yonks. He occasionally appears before Parliament to provide the nation with an update of the [***]-ups which he has overseen but hasn't a cat-in-hells chance of resolving. He's like a spirit (no, not vodka, or whisky). He's invisible. But, just wait for 1st January...............arise Sir!

Just tell them to open a gateway account its much simpler , i dont act for clients who obstinately refuse to open a gateway account

In reality, some people can’t cope with the internet. They could be; old, infirm but still able to sell residential properties.

Not always that simple, We act for lots of clients dealt with in PD1 who cannot sign up for a CGT account (or anything digital such as the IRV) without going through hoops thus paper is really the only option. Average time there was 16 weeks.

6 weeks have passed so I’m still in the blessed are those who expect little for they shall not be disappointed category.

A client of mine received their demand in September 2023. The form was filed in September 2021. That's right - 2 years!

I would much prefer to file all returns online but probably 1/3 of the clients who attempt to register an account find the process very difficult if not impossible and we have to file a paper return. They really need to make the process much more straightforward.

Avoid it...

and tell the bleating sheep clients who say they can't set up a gateway account because they dont understand modern technology but manage perfectly well posting on social media on their smartphones, ...

That you cannot act for them.
