A disclaimer to put at the bottom of rnetal income statement for mortgage

I have been asked to confirm the rental income on a property for a new mortgage. Can anyone offer advice as to the wording of a disclaimer that I can include at the bottom of the statement?

What are you disclaiming?

There was a discussion on here a few weeks ago and I posted a link to some ICAEW guidance on accountants' certificates. I think looking at your professional body's advice would be a good starting point.

I would say, if it's not a fact (eg rental figures from last year's return), don't say it!

On letting accounts I always put a disclaimer that the accounts are for tax purposes only and that they have been prepared from information given by client.

If you want to be safe ask the client for a copy of the lease
