My client owns a furnished holiday let, and is clinically highly vulnerable for coronavirus.
They are blocking out 3 days either side of the lettings for cleaning (to allow it to be empty for 48 hours before entering the property to start the cleaning process).
I understand there is a grace election that can be made if the 105 'let' days aren't met - but do the days blocked out either side of the letting count as 'available to let'? If not, I don't think they will qualify for the 210 days 'available to let' criteria... In which case will the property not qualify for the grace election either? Any suggestions?

Personally I'd say those days are "not available" if the owner is leaving them void between lettings. Seems a matter of fact to me. Could someone stay in them on those days or not? And the answer is currently no, it hasn't been cleaned and isn't available to be let. Whilst I sympathise, given the current situation, could the owner not employ a cleaner instead of doing it themselves so the turnaround could be quicker?
