Can i use actual figures as provided by client , or should it be the propotion of days used over days  let?

What "actual" figures has the client supplied?

I would use the percentage of days it was unavailable to be let in the year to calculate the add backs rather than the days it was actually not let.

If someone has a FHL that they never use and which is always available but which nobody rents for seven months out the year then they shouldn't have to pay a proportion of the bills as if they'd been living there.
