Suppose non resident parents buy or rent a property in the UK. The son is not yet a UK resident but will become a non domiciled UK resident later that year or next and use remittance basis. Is the use of this property a remittance? Does it matter if it was bought or gifted or rented by a non residents fund before or after this son becomes a resident?

There has undoubtedly been (would undoubtedly be - it's not clear whether we should suppose in the past or the future) a remittance - assuming funds from outside the UK were used. Pretty obvious, yes? But that's not the question you need to ask.

IMHO (but it's only my opinion) this is not the place to ask the question that you should have asked. UK-based accountants and advisors can be instructed from abroad. That would be a small additional investment that might just yield a healthy return.
