Holiday lettings purchase

I have a contact who is looking at acquiring a house converted into 3 apartments, 2 of which are holiday lettings. The asking price at present covers everything. If they wish to procees  would there be 2 mortgages taken out on the property (one private and one commercial) ?  How would I look at estimating the split of the 2 ?

how are they being sold

as one unit or more likely as 2 or 3 - there are SDLT implications here as well possibly. what sort of mortgage is being looked at 'right to but' or bog standard in so far as they exist - i presume the former - more info needed
