My client wants to rent out the warehouse space in order to get the ratable value reduced which will lead to reduced business rate and get SBRR.
The client 100% own the warehouse.
I do not know if the client have to let local authority and VOA know about this?
does the client need a landlord license?
Any answers relating to this will help out a lot.

More of a question for a surveyor than an accountant. Your client may find that the costs of sub-dividing the warehouse exceed the rates saving.
In my experience when I tried to do this the rating authority would't accept anything less than a brick wall installed to full building control standards.
