Is it correct that a non-resident cannot lodge their Tax Return online from overseas?
Does anyone know the reason for this? There must be lots of non-resident landlords who are having trouble with this.
Or am I missing something?

you are correct
The HMRC website is used by the public for filing self assessment tax returns and does not currently support some supplementary pages including non-resident pages.
Accountants who file on line using software can of course file tax returns with non-resident pages. We have hundreds of non-resident clients from abroad and with electronic signing of the return via our portal the whole thing can be done electronically quickly without any paper.
The only possible work around (which I should point out would not be recommended by HMRC) is to file the tax return online without the non-resident pages and then post them to HMRC as a paper amendment to the filed return. And hope you don't get an enquiry issued between the two.

VPN
Overseas clients can get round this with a commercial VPN. The HMRC system will "see" their location as UK.
Or so I have been told by an ex-client who 'solved' this. If she is to be believed.
Having thought about it, I still can't see how it resolved the issue.
I see

I am not sure how that helps them complete the residency pages (to say that they are non-resident) that are not available in HMRC's online software. I thought that was the issue?
