P11D issue

Annual rateable value for a single room

My client is renting a room in a four bedroom house for one of his employees. Wondering where and how to get this info to complete P11d return.

Is it at a fair rent or free or what ?

If you don't know the GRV, HMRC is supposed to ask the DV (EIM11434). BUT ... assuming there's no exemption for job-related accommodation or being at a temporary workplace, simply report the rent paid. That is certain to be higher than the 'annual value' based on GRV, which will have been set in 1973 (assuming it's in England), so the rent paid is the taxable value. See ITEPA s 105(4).

Does the rent also include other services, such as laundry, meals, insurance, heat and light? Is it akin to a hotel or B&B cost rather than a licence to occupy a space? If those costs are charged as a supplement, don't forget to add them to the P11D too.
