Rent A Room

Expenses Allowed

Didn't find your answer?

If you are renting rooms in your main home that you live in to 3 other people....would you be allowed to claim for the cost of an additional bathroom being installed or is that just an improvement to your own home?

Thank You

If you are using the Rent a Room scheme then the income is not taxable, and at the same time you cannot claim costs (there is no income to claim it against). https://www.gov.uk/rent-room-in-your-home/the-rent-a-room-scheme

I looked on HMRC and see that you change from rent a room to claim costs and expenses instead if that is more beneficial. However, I am not sure if an additional bathroom would be an allowable cost as in essence it does also improve the property even though its initial use is for the comfort and convenience of the additional tenants....

But if the bathroom was not there before it is a capital expense and would not be deductible from income in any case.
