Transfer of property to a director

My understanding is that the best way of transferring an investment property to a director/shareholder from a close company would be through the declaration of a dividend in specie. For this to happen, there must be adequate reserves. If we don't have adequate reserves, what options are left? I can't seem to find the answer!

Joking aside (never claimed my soh was any g), is it so clear that a dividend in specie is the "best way", even when it is legal? From what viewpoint?
