VAT on conversion of empty nursing home to aparts

client bought building been empty 3/4 years converting into residential apartments

Trying to clarify the VAT treatment on costs to renovate building and what VAT needs to be charged on sale of apartments.  Client has purchased a 21 bed nursing home which has been empty for 3/4 years and are now converting into 6 residential apartments, the outer building isn't being demolished just all being renovated.

Does anyone have experience on this?

Sales are going to be exempt.

Subcontractor costs for the renovation work sound like they'll be reduced rate - check your client will qualify.

If he buys any materials and does a DIY job, they'll be standard rated.
