Why can't you use CT600 online for a Property Co?

Is there any reason why you can't use HMRC software to file CT600 for a property company?

I only do a few small companies each year but a new one is a property company (owns 3 flats and lets them out). When using HMRC's free on-line software CT600 it says you can't use it for "Property Companies". I used it anyway as I'd run out of time with no ill effects (no tax due anyway). Next year I guess I could do the same or I could fork out for some software for this one company so I can file XBRL "property company" CT600 properly. A few queries arise

1) Why can't you use the HMRC software to file?

2) What is different about property companies CT600s that won't let you use HMRC's free online software?

3) If people advise I need to use some other software what is the cheapest to file about 8 company acocunts per year?

4) Aren't HMRC discriminating against property companies making you pay to file a CT600!?

Dunno. Agents can't use it so we don't know much about it. You're asking the wrong folk.

The upside of not being able to use it is it's rubbish. I wrote better software myself back in the '70s.

1) because the accounts are tagged and formatted for trading companies
2) see 1 property companies have different income and expense streams and different accounting rules
3) no idea I wouldn’t buy based on price
4) as a taxpayer why should I pay towards running your property business? The question you should be asking is why on earth HMRC should be spending tax payers money to provide free software for any business.

Well I guess it would be a bit like charging punters for self-assessment tax returns that include property income but not for everyone else. I would call that discrimination!

Oh the poor dears. Are you suggesting that property owners are somehow more important than ministers of religion and ex-pats? Utter bells. The world does not owe anybody a living.
